REPORTS TO: Vice President of Development

Summary:
Sound Communities, Inc. is the development arm of the Norwalk Housing Authority. The mission and purpose of Sound Communities is to create and preserve affordable housing. Sound Communities is currently working on a pipeline of affordable housing projects in Norwalk, CT that are in different stages of development. The Project Coordinator of Sound Communities will play an integral role in monitoring and advancing these projects, setting up and maintaining organizational processes, and pursuing funding opportunities and contracts.

The ideal candidate for the Project Coordinator position will have work experience in a related field, such as real estate, construction, community development, finance, government agencies, or nonprofit organizations. The Project Coordinator will need to manage multiple projects, prioritize tasks efficiently, communicate with different stakeholders, and pay close attention to details.

Essential Functions:
• Understand Sound Communities' purpose and goals and follow organizational policies
• Lead procurement activities, including drafting Request for Proposals, scheduling interviews, and managing contracts
• Coordinate and obtain consultant reports and studies, such as environmental site assessments, geotechnical reports, property appraisals, and traffic studies, for development projects
• Attend project design meetings, track progress, and ensure next steps are accomplished
• Attend construction meetings, track high-level construction progress, and follow up with construction team when questions arise
• Update development project workplans, timelines, deadlines, and high-level budgets with input and approval from the VP of Development
• Assist with grant and other funding applications; track government Notice of Funding Opportunities (NOFOs) to identify grants for Sound Communities projects
• Research and document energy efficiency, climate resilience, and sustainability strategies in multifamily development, including financial incentives and rebates
• Support Sound Communities Board of Director and Member meetings by circulating agendas, taking minutes, and tracking next steps
• Support project closing activities by tracking document drafts and keeping a checklist of required documents
• Create and update contract templates, procurement materials, marketing materials, and other documents
• Maintain project files, create project manuals, schedule project meetings, and assist in other administrative duties to help the organization run more efficiently
• Other responsibilities related to Sound Communities, as needed

Qualifications:
• 2-5 years' work experience in a related field, or 1-2 years' work experience in a related field plus a graduate degree
• Project management skills
• Excellent writing and communication skills
• Process-oriented and good at moving projects forward
• Excellent time management skills
• Experience in managing budgets
• Proficient at using Microsoft Word, Excel, PowerPoint and Outlook
• Interest and/or experience in affordable housing development and construction
• Commitment to racial justice and equity

Location:
This position is based in Norwalk, CT. There is flexibility to work remotely up to two days a week, subject to supervisor approval.
